Burglaries in Madora Bay have come down. WA Police recorded 33 in 2021 and 21 in 2025, a fall of 36.4% over the five years, and the 2025 count was also below the 29 of 2017. At suburb level the police publish one figure for homes and businesses together.

Landgate traces the name to the Madora Beach Estate of 1960, a development of Perry's Estate Agency in Mandurah. The estate name blended Chadora, a mill near Dwellingup, with Mandora, a cattle station between Broome and Port Hedland.

For existing homes, Building and Energy's retrofit advice is to protect windows with metal screens or bushfire shutters. Ozroll, whose aluminium slats we use, reports that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40.

City of Mandurah and state rules for Madora Bay
Madora Bay is in the City of Mandurah, and none of the City planning provisions we found deal with shutters or blinds on homes here, so state rules decide. A single house can take shutters without development approval if the R-Codes apply, the work is deemed-to-comply under them, and the place is not heritage protected.
Bushfire mapping adds one exception. On bush fire prone land, the exemption does not apply where the state regulations require approval because the site is assessed at BAL-40 or BAL-FZ, and that requirement covers a single house on lots totalling 1,100 square metres or more. If your assessment lands at either level, check with the City before ordering.
Seniors Card members may also claim up to $400 under the WA Seniors Card Safety and Security Rebate, which names window shutters as eligible.
