Byford's 2025 burglary count was 64, down from 83 in 2021, so the five year direction is down. The 2025 rate was 3.4 per 1,000 residents, under the 4.0 for metropolitan Perth. Like every suburb figure from WA Police, it combines homes and businesses.

The years in between were not a smooth slide. The count was 89 in 2024 before falling to 64, and the highest year in the series was 2018, with 143. Byford's population also grew by an estimated 27.2% between 2021 and 2025, while the rate is worked out on the 2021 Census count of 18,878 residents, so it overstates.

What shutters add is a physical barrier on windows and doors. With one down, forcing entry through that opening becomes slower and noisier, and that is the honest case for fitting them.

A Byford house, from bedrooms to alfresco

Byford is a suburb of houses. Of its 5,984 occupied private dwellings in 2021, 98.7% were separate houses, 1.1% semi-detached or townhouses and 0.1% flats. The townsite has a longer history: Landgate records that in 1906 Surveyor AW Canning commenced laying out a number of townsite lots in the area. The name Byford, believed to describe a spot by a ford on Beenyup Brook, replaced Beenup, and the change was gazetted in 1920.

Byford bush fire prone areas and the South Western Highway

74.9% of Byford is designated bush fire prone on the state map that took effect on 13 December 2025. Building and Energy's retrofit advice for existing homes is that windows should be protected with metal screens or bushfire shutters. It also notes that alterations to an existing building are excluded from bushfire construction requirements where the work is under $20,000 or does not increase the risk of ignition. Ozroll states that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards.

South Western Highway and Thomas Road are both mapped as strategic freight or major traffic routes through Byford, and the state's noise map also shows a proposed metropolitan passenger railway, the Armadale Line. If a bedroom faces either road, mention it at the measure.

Shire planning guidance for Byford

Byford is in the Shire of Serpentine Jarrahdale, whose Designing Out Crime policy covers security features. It says that, if required, target hardening such as roller shutters should be used sparingly and be "visually permeable and sympathetic to the built form design". That is planning guidance.

Development approval is the other question. Under the state's deemed provisions, a single house is exempt for works like these if three conditions all hold: the R-Codes apply, the works are deemed-to-comply, and the place is not heritage protected, meaning not on a heritage list or in a heritage area. A building permit can still be needed for building work under the Building Act.

The WA Seniors Card Safety and Security Rebate covers security window screens or window shutters, up to $400. With 7.3% of Byford residents aged 65 or over it will suit fewer households here, but it is worth a check if you hold the card.
