Armadale burglary trend from 2021 to 2025
WA Police counted 160 burglaries in Armadale in 2025. Measured against the 13,415 residents of the 2021 Census, that is 11.9 per 1,000, compared with a metropolitan rate of 4.0. Like every suburb figure, it combines homes and businesses in one count.
The direction is down. The count went from 229 in 2021 to 160 in 2025, a fall of 30.1%, and the drop from the 2018 peak of 605 is far larger. The last two years were close together, with 156 in 2024.
The rate needs one caution. Armadale's population grew by an estimated 19.4% between 2021 and 2025, but the rate is still worked out on 2021 residents, so it overstates the current figure.
Shutters do one specific job here: they put a physical barrier on windows and doors, and they make forced entry slower and noisier.

When an Armadale household goes away
Armadale's age profile is older than average. 19.8% of residents were 65 or over in 2021, compared with 15.8% across Greater Perth, and the median age was 39. Mining accounted for 4.7% of employed residents, under the Greater Perth share of 6.6%. Treat that share as a proxy for fly-in fly-out work only, since the census does not record it.
WA Police burglary advice is to lock all doors, windows, gates, sheds, pet doors and skylights, and to make it look like someone is home by setting timers for lights, radio or TV. Motorised shutters sit alongside that advice. A wall switch or remote closes them together, and the automatic timer and scheduling function opens and closes them at set times, so the house does not sit shut up for the whole time you are away.
Hardwired shutters can also run from Somfy's Chronis remote, which has an inbuilt timer that holds up to 6 time slots per day.

Townhouses and houses in Armadale
In the 2021 Census, 67.4% of occupied dwellings in Armadale were separate houses (Greater Perth 77.8%), 30.7% were semi-detached homes, terraces or townhouses, and 1.6% were flats. Home ownership was 54.2%, well below the Greater Perth figure of 70.4%, so if you rent, start with a conversation with the owner.
Townhouses in a strata scheme need the paperwork done first. Under WA's default strata by-laws, an owner needs the strata company's written consent to keep anything visible from outside the lot that is out of keeping with the rest of the building, and must give 14 days' written notice before altering the structure of the lot. Landgate notes that strata approval is in addition to any development and building approvals.

City of Armadale heritage list and security rebate
Armadale is one of the localities on the City of Armadale Heritage List, adopted in 2023. The City states that planning approval will be required for any development on a place listed in the Heritage List, and the list itself asks for approval before any alterations or additions begin. If your home is listed, check with the City before ordering.
For an unlisted single house, the state planning exemption applies when the R-Codes apply, the work is deemed-to-comply and the place is not heritage protected, a term that covers places on a local heritage list.
The City's Designing Out Crime policy, PLN 3.14, says roller shutters, if required, should be used as sparingly as possible and be visually permeable. The CPTED checklist that goes with every development application asks that shop front security bars, shutters and doors allow observation of the street.
On cost, the City's Security Incentive Scheme 2026/2027 lists roller shutters at $200, or $250 for Pensioner Concession, Health Care or WA Seniors Card holders. Seniors Card members can also look at the state Safety and Security Rebate, up to $400 for security window screens or window shutters.
