Haynes burglaries have risen over five years
Burglaries in Haynes have gone up over the five years to 2025. WA Police recorded 9 in 2021, 30 in 2024 and 39 in 2025. The 2021 count was well below the years before it: there were 36 in 2017 and 36 again in 2020.
The 39 burglaries in 2025 give a rate of 16.1 per 1,000 residents, above the metropolitan rate of 4.0. That rate is calculated on the 2,417 people counted in 2021, and Haynes grew by an estimated 19.5% between 2021 and 2025, so the rate overstates the current figure.
No product changes those numbers. What a roller shutter does is put a physical barrier on windows and doors and make forced entry slower and noisier, working alongside deadlocks, sensor lights and an alarm.

The 2021 Census found that 99.5% of occupied dwellings in Haynes were separate houses, against 77.8% across Greater Perth, and it recorded no townhouses or flats. Home ownership is high at 87.2%, while 6.4% of homes are owned outright. The suburb's name dates from 2008, when part of Brookdale was renamed Haynes after the Haynes family, who ran a dairy farm in the area for many years.

For existing homes, Building and Energy's retrofit guidance is to protect windows with metal screens or bushfire shutters, and Ozroll states its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards.
A building wholly outside the mapped area does not need to meet the bushfire construction requirements, so check where your lot sits before we visit.

Haynes, the R-Codes and the Armadale rebate
Start with the rebate. The City of Armadale's Security Incentive Scheme for 2026/2027 lists roller shutters as item 4, at $200, or $250 for Pensioner Concession, Health Care or WA Seniors Card holders.
Planning is the next question. Haynes is not among the localities on the City's 2023 Heritage List, so the main test is the state exemption for a single house: the R-Codes apply, the work meets their deemed-to-comply provisions, and the place is not heritage protected. If a shutter is used as a screen for visual privacy, the R-Codes set their own standard: at least 1.6m high, at least 75 per cent obscure, and permanently fixed.
The City's Designing Out Crime policy, PLN 3.14, also asks that roller shutters be used sparingly where they are needed, and be visually permeable and sympathetic to the design of the building.
