A steep fall in Swan View burglaries
Burglaries in Swan View have dropped sharply. WA Police recorded 91 in 2021 and 18 in 2025, a fall of 80.2%. Go back to 2017, when there were 129, and the 2025 figure is 86.0% lower. The largest single drop came in the final year, from 48 in 2024.
Eighteen burglaries across 7,889 residents is a rate of 2.3 per 1,000, below the metropolitan Perth rate of 4.0. Police publish a single burglary count per suburb, so the figure covers homes and businesses together. The first six months of 2026 added 10.
A low count is good news, and a shutter is still a sensible layer for any house. Closed, it forms a physical barrier on windows and doors and makes forced entry slower and noisier. Open, it rolls back up into its pelmet and leaves the view clear.

Setting a Swan View home for time away
Swan View has an older profile than Greater Perth. At the 2021 Census, 21.7% of residents were 65 or over, against 15.8% across Greater Perth, and the median age was 44. Mining employed 6.1% of working residents, a little under the Greater Perth 6.6%. Treat that share as a loose proxy for fly-in fly-out work only, because the census does not ask about rosters.
For a house that sits empty for a week or a season, motorised shutters take the effort out of shutting up. Landgate records that the name was suggested by Surveyor F.S. Brockman in 1894, when the Government subdivided land in the area.

Bushfire land and the freight railway at Swan View
More than half of Swan View, 59.8% of its area, is designated bush fire prone under the state map that took effect on 13 December 2025. Check whether your own lot sits inside the mapped area. For existing homes up to BAL-29, Building and Energy's retrofit advice is that windows should be protected with metal screens or bushfire shutters, and it notes that bushfire construction requirements are generally not retrospective.
Ozroll states that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards, and adds that the details of each application still need to be considered for compliance. If your block has a bushfire attack level assessment, bring it to the measure.
Great Eastern Highway and the Eastern Railway freight line also run through the suburb.

Swan View, the Shire of Mundaring and heritage listing
About two thirds of Swan View is in the Shire of Mundaring and about a third in the City of Swan. The points below follow the Shire's rules; on the City of Swan side, check with the City.
Under state planning rules, a single house needs no development approval for works such as shutters if the R-Codes apply, the works are deemed-to-comply and the place is not heritage protected. The Shire's own exemptions policy, set by council resolution in June 2026, draws the same line: its exemptions cover only places that are not on the Shire of Mundaring Heritage List and not affected by the Heritage Act 2018.
Swan View has places on that list. The Shire says modifications or additions to a listed place will usually require development approval and may be referred to the Heritage Council of Western Australia. One state rule also applies on bushfire prone land: where an assessment puts a site at BAL-40 or BAL-FZ, development approval can be needed despite any exemption.
With 21.7% of residents aged 65 or over, the WA Seniors Card Safety and Security Rebate is worth checking. It covers security window screens or window shutters, up to $400 per household, and can be claimed once.
