Roller shutters in Roleystone

WA Police recorded 16 burglaries in Roleystone in 2025. There were 20 in 2021 and 10 in 2024. Counts this small swing from one year to the next, so they are too small to read a five year trend from.

The 2025 rate is 2.3 per 1,000 residents, below the metropolitan Perth rate of 4.0. As with every suburb count, homes and businesses are included together.

Whatever the year's number, a roller shutter adds a physical barrier on windows and doors, and makes forced entry slower and noisier.

Almost every Roleystone dwelling is a separate house: 98.3% in 2021, against 77.8% across Greater Perth, with 1.6% semi-detached or townhouses and 0.2% flats. Home ownership was 91.9%, against 70.4% for Greater Perth, and 37.9% of homes were owned outright.

One note on motorised track guided blinds: Ziptrak advises supervising them while they move, because strong wind pressing on the fabric can upset their travel in the tracks. Set them where you want them before you leave rather than running them from afar on a windy day.

Roleystone is one of the localities on the City of Armadale Heritage List, which includes the Roleystone Historic Precinct as a group listing. For any listed place, planning approval is required before development of any kind, from alterations and additions to signs. Listed places are heritage protected, so the state single house exemption does not reach them.

Unlisted houses can usually go ahead without development approval, provided the R-Codes apply and the work meets their deemed-to-comply provisions. The exception that matters most here is bushfire: where a BAL assessment puts a site at BAL-40 or BAL-FZ, approval is needed despite any exemption for a single house on lots totalling 1,100 m2 or more, and for other habitable buildings.

The City's Designing Out Crime policy adds guidance for development applications: shutters, where needed, should be visually permeable and sympathetic to the building.

Two rebates suit a suburb with this age profile. The City of Armadale Security Incentive Scheme 2026 to 2027 lists roller shutters at $200, or $250 for Pensioner Concession, Health Care or WA Seniors Card holders, and the state WA Seniors Card Safety and Security Rebate covers window shutters up to $400 per household.
