Port Kennedy houses, townhouses and outdoor areas

The suburb is named after the port feature in Warnbro Sound that Surveyor General JS Roe named in 1859 after Governor Sir Arthur Kennedy. Its housing is mostly detached: 93.7% of occupied dwellings were separate houses in the 2021 Census, with 6.1% semi-detached or townhouses and no flats recorded. Home ownership was 73.4%, above the Greater Perth figure of 70.4%.

Bush fire prone land and the coast in Port Kennedy

Around 69.3% of Port Kennedy is designated bush fire prone on the state map that took effect on 13 December 2025. Building and Energy's retrofit advice for existing homes up to BAL-29 is that windows should be protected with metal screens or bushfire shutters. Ozroll says its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards; bring your block's bushfire attack level to the measure if you have one.

City of Rockingham approval for Port Kennedy work

Port Kennedy sits in the City of Rockingham, and the City's development applications page says a single house, including patio additions, does not need development approval on residential zoned land. That matches the state exemption, which holds only when the R-Codes apply, the work meets the deemed-to-comply provisions and the home is not heritage protected.

Bushfire mapping adds a condition. The state rules switch the exemptions off on bushfire prone land where approval is required at BAL-40 or BAL-FZ, and in a special control area whose provisions call for approval. With most of the suburb mapped, check your assessment before you order.
