Roller shutters in Maddington

WA Police recorded 92 burglaries in Maddington in 2025. With almost a third of the suburb's land commercial or industrial, that count includes businesses as well as homes. Set against the 12,419 residents counted at the 2021 Census, it works out at 7.4 per 1,000 people, nearly double the metropolitan rate of 4.0.

The direction is clearly down. Maddington had 173 burglaries in 2021, so 2025 sits 46.8% lower over five years, and the step from 148 in 2024 to 92 in 2025 was a drop of 37.8% on its own. In 2017 the figure was 264. Motor vehicle thefts eased over the same period, from 48 in 2021 to 41 in 2025.

Lower is welcome, but 92 is still a real number for one suburb. Shutters do one practical job here. Rolled down, they form a physical barrier on windows and doors, and that makes forced entry slower and noisier. On a shopfront or a warehouse office, the same aluminium curtain covers glass that would otherwise sit exposed overnight.

The business side of Maddington is large, and commercial roller shutters are built for it: shopfronts, workshops, warehouse offices and roller openings that need covering after hours.

On the residential side, Maddington is still mostly houses. The 2021 Census counted 84.2% of its 4,282 occupied dwellings as separate houses, above the Greater Perth figure of 77.8%, with 11.1% semi-detached, terrace or townhouses and 3.9% flats or apartments. Home ownership was 67.6%, a little under Greater Perth's 70.4%. For a house, residential roller shutters usually go on bedrooms and side windows first, then on the sliding doors to the yard.

Townhouses are a real share here, so check strata rules before ordering. Under the default by-laws, nothing visible from outside a lot that is out of keeping with the rest of the building can stay without the strata company's written consent, and an owner must give 14 days written notice before altering the structure of a lot. Alfrescos can be closed in with outdoor blinds in Ziptrak, Slidetrack, cafe or motorised styles.

Maddington is one of the suburbs named on the City of Gosnells Local Planning Scheme No. 24 Heritage List. If your property is a listed place, the City says development requires planning approval before any works begin. Most homes are not listed, and for those the state exemption covers shutters on a single house, as long as the R-Codes apply, the work meets the deemed-to-comply provisions and the place is not heritage protected.

Shops have a separate rule to keep in mind. In the Maddington activity centre, the City's policy LPP 5.10 asks buildings to provide visually permeable glazing for at least 70% of the ground floor facade. The clause does not mention shutters, but talk to the City before planning a solid shutter across a shopfront there. Its exempted development policy, LPP 1.3, also warns that work needing no development approval may still need a building permit or another approval.

For eligible seniors, the WA Seniors Card Safety and Security Rebate lists security window screens or window shutters as eligible items, up to $400 per household.
