Roller shutters in Duncraig

Duncraig recorded 69 burglaries in 2017 and exactly the same number again in 2021. By 2025 the WA Police count had come down to 21, a fall of about 70% in five years. Spread across 15,982 residents, that is 1.3 burglaries per 1,000 people, roughly a third of the metropolitan rate of 4.0.

The decline was gradual rather than a single good year: 53 in 2022, 45 in 2023, 27 in 2024 and then 21. WA Police publish one burglary figure per suburb, so the count takes in businesses as well as homes. Motor vehicle thefts were low as well, with 4 recorded in 2025.

A low and falling number is still not zero. Lowered shutters give a house a physical barrier on windows and doors, so getting in through the glass becomes slower and noisier work. They belong alongside deadlocks, sensor lighting and an alarm, not in place of them.

Detached housing dominates Duncraig. The 2021 Census counted 91.8% of occupied dwellings as separate houses, against 77.8% for Greater Perth, with 6.3% semi-detached or townhouses and 1.8% flats. The City of Joondalup's Local Heritage Survey lists Duncraig among the new suburbs established from the late 1960s.

On a family house of that kind, residential roller shutters tend to go on the bedroom windows first, then across the wide sliding doors to the back yard. Owners of one of the smaller number of townhouses or units should talk to their strata company before ordering: the default by-laws ask for its written consent to anything visible from outside the lot that is out of keeping with the building.

All of Duncraig lies within the City of Joondalup. For a single house, the state planning regulations treat shutters as works that are exempt from development approval when three conditions are met: the R-Codes apply, the works satisfy the R-Codes deemed-to-comply provisions, and the property is not heritage protected.
