Canning Vale burglary figures for homes and businesses
Over five years, the Canning Vale burglary count has been little changed: 116 in 2021 and 103 in 2025, a difference of 11.2%. The last year was less settled. After dropping to 66 in 2024, the count went up to 103 in 2025, an increase of 56.1%. On the longer view, 2025 is still well below the 199 recorded in 2017.
With 28.1% of the suburb's land in commercial or industrial use, the count includes businesses as well as homes. Against 34,504 residents at the 2021 Census, the 2025 total equals 3.0 burglaries per 1,000 people, below the metropolitan rate of 4.0.
A shutter is not a fix for a statistic. Lowered over windows and doors, it is a physical barrier, and it makes forced entry slower and noisier, on a house or on a warehouse office.

At the 2021 Census, 94.4% of its 10,444 occupied dwellings were separate houses, 4.8% semi-detached or townhouses and 0.8% flats, and 79.3% were owned (Greater Perth 70.4%).
That makes residential roller shutters the natural starting point, usually for bedrooms and wide sliding doors. The suburb's large commercial and industrial area suits commercial roller shutters for warehouses, showrooms and offices.

Jandakot Airport noise contours over Canning Vale
Part of Canning Vale lies under the Jandakot Airport noise contours. On the ANEF map from the Jandakot Master Plan 2020, 12.4% of the suburb, about 3.15 km2, falls inside the ANEF 20 contour or higher, and the highest zone reached is 30 to 35. State Planning Policy 5.3 applies its land use measures inside that 20 contour.
27.9% of the suburb is mapped bush fire prone on the state map in force from 13 December 2025. For existing homes, Building and Energy advises protecting windows with metal screens or bushfire shutters, and Ozroll reports CSIRO testing of its roller shutters against BAL-29 and BAL-40.
Nicholson, Ranford, Bannister and Warton Roads, Roe Highway, South Street and Willeri Drive are all strategic freight or major traffic routes. A freight railway and the Thornlie-Cockburn Line also pass through.

Two councils, one suburb: Canning Vale approvals
Most of Canning Vale is in the City of Gosnells, and just under a third is in the City of Canning, so start by checking which council your address falls under. On the Gosnells side, Canning Vale is not among the suburbs on the LPS 24 Heritage List, and the City's exempted development policy notes that work exempt from development approval may still need a building permit or other approval. For an address on the Canning side, ask the City of Canning directly.
The state rules apply in both council areas. A single house needs no development approval for shutters when the R-Codes apply, the work is deemed-to-comply and the place is not heritage protected. A home in a strata scheme also needs the strata company's written consent for visible changes, and Landgate points out that this consent is in addition to any development and building approvals.
WA Seniors Card members may be able to put the Safety and Security Rebate, up to $400, toward window shutters.
