Bullsbrook burglaries: small counts, careful reading

WA Police counted 18 burglaries in Bullsbrook in 2025. Set against the 5,605 residents in the 2021 Census, that is a rate of 3.2 per 1,000, below the metropolitan rate of 4.0. Like every suburb figure, the count takes in homes and businesses together.

The numbers are too small to read a trend. Across 2021 to 2025 the suburb averaged 16.6 burglaries a year, and in a count this size a handful of incidents either way moves the line a long way. The population has grown too, by an estimated 22.7% between 2021 and 2025. Because the rate is worked from the 2021 head count, it overstates the figure for the people living here now.

What a roller shutter offers is a physical barrier on windows and doors. Lowered, it makes forced entry slower and noisier and keeps the room out of view. It works best alongside the basics in WA Police burglary advice: lock all doors, windows, gates and sheds, and keep valuables out of sight from windows.

Burglary counts cover homes and businesses together. With fewer than 20 burglaries a year on average, the numbers are too small to read a reliable trend. Bullsbrook has grown by about 23% since the 2021 Census, so a rate based on the 2021 population overstates the current figure.

When a Bullsbrook house is left empty

Mining work gives a rough guide to how often a house might sit empty. In the 2021 Census, 9.6% of employed Bullsbrook residents worked in mining, against 6.6% across Greater Perth. The census does not record fly-in fly-out rosters, so treat that share as a proxy only. Residents aged 65 and over made up 13.6%, below the Greater Perth figure of 15.8%.

Before a long stretch away, motorised shutters can all come down from one remote. Add a WiFi hub and you can raise or lower them from your phone while you are gone, and the timer setting opens and closes them at chosen times of day. That lines up with the WA Police holiday checklist: set timers for lights and electronics, and make sure every door and window is locked, garage and shed included.

Closed through a hot week, the shutters also keep summer sun off the glass, so the house is cooler when you get back.

Shutter options for separate houses in Bullsbrook

Bullsbrook is almost entirely detached housing. The 2021 Census counted 1,852 occupied private dwellings, 99.2% of them separate houses, compared with 77.8% across Greater Perth. Townhouses were 0.2% and no flats were recorded, so strata consent rarely comes into it. Home ownership sits at 81.5%, well above the Greater Perth figure of 70.4%.

That makes residential roller shutters the main product here. Bedrooms and road facing windows are a sensible first stage, then the big sliding doors. Every shutter is built in Wangara: we cut Ozroll aluminium slats to size, make up the pelmets and guides, fit the motor and test it before it leaves the floor.

For a verandah or alfresco, outdoor blinds close in the space against wind and sun. Ziptrak, Slidetrack and cafe blinds are all available, manual or motorised.

Bushfire, aircraft noise and freight traffic around Bullsbrook

72.2% of Bullsbrook's land is designated bushfire prone on the state map in effect from 13 December 2025. For existing homes, Building and Energy's retrofit advice includes protecting windows with metal screens or bushfire shutters. Ozroll states that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards. If you have a bushfire attack level assessment for the block, have it handy when we measure.

A small part of the suburb, 2.1% of its area, lies inside the RAAF Base Pearce noise contours, at ANEF 20 or higher with the highest zone reached at 40+. That comes from the RAAF Base Pearce ANEF 2012 map, issued in July 2003. Tonkin Highway, Great Northern Highway and the Midland Railway freight line also cross the area, which is worth knowing if your house sits close to one of them.

Planning checks for Bullsbrook in the City of Swan

Bullsbrook falls under the City of Swan. State planning rules let a single house skip development approval for alterations only when three things line up: the R-Codes apply, the work meets their deemed-to-comply provisions, and the place is not heritage protected.

That last condition is where the City comes in. Its heritage page says development approval is required for alterations to a place on its Heritage List, so the City can assess the effect on heritage value. If your property is listed, talk to the City before ordering. Separately, on bushfire prone land with an assessed level of BAL-40 or BAL-FZ, state rules can require approval despite the usual exemptions.
