Balga roller shutters

The fall in Balga has been steep. WA Police counted 302 burglaries in 2017, 131 in 2021, 110 in 2024 and 71 in 2025. That puts 2025 at 45.8% below 2021 and 76.5% below 2017, and the drop carried on through the last year.

Even so, the 2025 count works out at 5.1 per 1,000 residents, above the metropolitan rate of 4.0. Police report a single burglary total for each suburb, with homes and businesses in the same number. Two related figures moved down as well: motor vehicle thefts went from 43 in 2021 to 27 in 2025, and property damage from 226 to 152.

A roller shutter lowered over a window or glass door is a physical barrier, and it makes forced entry slower and noisier. That is all we claim for it, and it sits best with good locks and lighting.

The 2021 Census counted 67.4% of Balga's occupied dwellings as separate houses, below the Greater Perth figure of 77.8%. Semi-detached, terrace and townhouses made up 29.1%, and flats 3.3%. The City of Stirling's thematic history records that Balga's streets began to be laid out in 1959, with most housing built after 1964. The name itself was chosen in 1954 and is an Aboriginal word for the grass tree.

On a separate house, residential roller shutters can cover the bedroom windows and the living room glass. Townhouses work the same way once the strata company has agreed, which the approvals section explains.

Balga sits in the City of Stirling but is not one of the localities on the City's Heritage List, and the City's heritage protection area covers Mount Lawley, Menora and Inglewood rather than Balga. For a house, the state rule is the one to know: works to a single house need no development approval if the R-Codes apply, the works are deemed-to-comply, and the property is not heritage protected.

Townhouses are close to three in ten Balga homes, and strata changes the order of things. The default by-laws say an owner needs the strata company's written consent to keep anything visible from outside the lot that is out of keeping with the rest of the building. If the work alters the structure of the lot, the strata company also needs 14 days' written notice. Landgate points out that strata approval sits on top of any development or building approvals, not in place of them.
