Koondoola burglaries: far below 2017, level over five years

Koondoola's burglary count has swung from year to year but ends the five years little changed: WA Police recorded 18 in 2021 and 21 in 2025, with 33 in 2024 in between. Set against 2017, when there were 84, the 2025 figure is three quarters lower.

Koondoola is a small suburb, with 3,919 residents at the 2021 Census, and with a base that size a handful of incidents moves the rate a long way. The 21 burglaries of 2025 work out at 5.4 per 1,000 residents, about a third above the metropolitan rate of 4.0. The count includes homes and businesses together, as every suburb burglary figure does. Property damage reports were a little lower in 2025, 62 against 70 in 2021.

Shutters are no promise that nothing will happen. What they do is put a physical barrier over windows and doors, which makes forced entry slower and noisier.

What the census says about Koondoola households

Only 2.5% of employed Koondoola residents worked in mining at the 2021 Census, well under the 6.6% across Greater Perth. Because the census does not record fly-in fly-out work, that share is a proxy and nothing more. 15.4% of residents were 65 or over, about level with Greater Perth at 15.8%, and the median age was 35.

For anyone going away, the useful features are simple. A single remote closes every motorised shutter, a timer opens and closes them on a schedule, and a WiFi hub puts the controls on your phone. The WA Police holiday checklist covers the basics: lock all doors and windows, and set timers for lights and electronics.

Koondoola homes and the shutters that suit them

The 2021 Census recorded 85.9% of Koondoola's occupied dwellings as separate houses and 13.9% as semi-detached, terrace or townhouses. Home ownership was 62.2%, against 70.4% for Greater Perth.

On a separate house, we usually begin with residential roller shutters on bedrooms and street facing glass, then move to sliding doors. For a townhouse in a strata scheme, the default by-laws require the strata company's written consent before you keep anything visible from outside the lot that does not match the building, so raise it with them early.

Bush fire mapping across Koondoola

Just over half of Koondoola's land, 54.2%, is designated bush fire prone on the state map in effect from 13 December 2025. For existing homes, Building and Energy's retrofit advice is that windows should be protected with metal screens or bushfire shutters. The same page notes that bushfire construction requirements are generally not retrospective.

Ozroll, whose components we use, states that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards, and adds that the details of each application need to be considered for compliance. If your block has a bushfire attack level assessment, have it on hand when we measure.

Koondoola and the single house exemption

Koondoola is in the City of Wanneroo. Under state rules, a single house does not need development approval for shutters where the R-Codes apply, the works meet the deemed-to-comply provisions and the property is not heritage protected. The City's exemptions policy and its heritage places policy both make clear that a site on the Municipal Heritage List or the State Heritage Register is not exempt.

Strata townhouses may need the strata company's agreement as well. Landgate's fact sheet points out that strata approval sits on top of any development or building approval rather than replacing it.

WA Seniors Card members can claim up to $400 per household through the Safety and Security Rebate, which lists security window screens or window shutters as an eligible item.
