Baldivis burglaries while the suburb grows
Baldivis has more residents than it did in 2021, yet burglaries have moved the other way. WA Police counted 205 burglaries in the suburb in 2021 and 125 in 2025, down 39.0%. In 2017 the figure was 240.
The 2025 count gives a rate of 3.3 per 1,000 residents, under the metropolitan Perth rate of 4.0. That rate is based on the 2021 Census population of 37,697. With the population estimated to have grown by 25.8% between 2021 and 2025, the true rate per resident is probably lower than 3.3. The suburb figure covers homes and businesses in one count, as WA Police report burglary that way.
Car crime has eased too: motor vehicle thefts went from 68 in 2021 to 41 in 2025.
What a roller shutter offers is simple. Lowered, it is a physical barrier on windows and doors, and it makes forced entry slower and noisier.

Time away from a Baldivis home
Baldivis is a young suburb, with a median age of 31 in the 2021 Census. Only 8.6% of residents were 65 or over, about half the Greater Perth figure of 15.8%. Mining work is more common: 9.0% of employed residents worked in mining, against 6.6% for Greater Perth. The census does not record fly-in fly-out rosters, so treat the mining share as a rough proxy rather than a head count.
If the house is empty while you are on site or on holiday, motorised shutters help. You can close the lot from one remote before you leave. A WiFi hub lets you check and move them from your phone, and the timer setting opens and closes them at times you choose.

Landgate records Baldivis as one of the State Government's Group Settlement schemes of the 1920s, and the name joins three ships that brought the settlers to WA in 1922: the Balranald, Diogenes and Jervis Bay. That is the suburb's history rather than the age of its houses.
The 2021 Census shows what stands there now. Separate houses made up 95.5% of occupied dwellings, well above the Greater Perth share of 77.8%, with townhouses at 3.3% and flats at 0.4%. Home ownership was 75.2%, and 15.9% of homes were owned outright.

Most of Baldivis is mapped bush fire prone
About 82.2% of Baldivis is designated bush fire prone on the state map that came into effect on 13 December 2025. Building and Energy's advice for retrofitting existing homes is that windows should be protected with metal screens or bushfire shutters.
Ozroll, whose components we use, says its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards. If your block has a bushfire attack level on record, have it handy when we measure.
Major routes cross the suburb too, among them the Kwinana Freeway, Baldivis Road, the Mandurah Line and a freight railway. Rooms that face one of them are worth raising at the measure.

Baldivis town centre awnings and home approvals
For houses, the starting point is state law. Work on a single house needs no development approval if the R-Codes apply, the work meets the deemed-to-comply provisions and the place is not heritage protected. The City of Rockingham's development applications page lists a single house, including patio additions, as not needing development approval on residential zoned land.
Bushfire can change that. On bushfire prone land, the state rules require development approval for the kinds of building they cover where the bushfire attack level is BAL-40 or BAL-FZ, whatever the usual exemption says. With so much of Baldivis mapped, ask the City if your assessment is at either level.
Businesses in the town centre have a different rule. The City's Baldivis Town Centre planning policy asks for continuous pedestrian shelter at street level, through a street verandah or awning at least 2.5m wide. That is a rule for business premises rather than homes; for shopfronts we also make commercial roller shutters.
