Burglaries in West Leederville have barely moved
WA Police recorded 30 burglaries in West Leederville in 2025. The suburb had 4,340 residents at the 2021 Census, which puts the rate at 6.9 per 1,000, above the metropolitan rate of 4.0. Homes and businesses are counted together.
Across five years the count is little changed: 27 burglaries in 2021 and 30 in 2025. Over the longer run it is lower than it was, with 58 recorded in 2017. Motor vehicle thefts went from 8 in 2021 to 3 in 2025.
Roller shutters add to locks and alarms rather than replacing them. Down, a shutter is a physical barrier on windows and doors, and it makes forced entry slower and noisier.

Securing a West Leederville flat or house before you go
7.8% of employed West Leederville residents work in mining, above the Greater Perth figure of 6.6%. The census does not record fly-in fly-out work, so this is a proxy and nothing more. The share aged 65 or over is 15.8%, the same as Greater Perth.
For anyone away on a roster or a long holiday, motorised shutters take the routine off your hands. Close them all from one remote on the way out, then use a WiFi hub and your smartphone to operate them from wherever you are. An automatic schedule can open them each morning and close them each evening. WA Police holiday advice covers the rest: lock all doors and windows, set timers for lights and electronics, and leave contact details and spare keys with someone you trust. Lowered shutters also keep the afternoon sun off the glass while you are away.

One in three West Leederville homes is a flat
The 2021 Census counts 49.9% of occupied dwellings in West Leederville as separate houses, well under the Greater Perth figure of 77.8%. Flats or apartments make up 34.1%, and semi-detached, terrace or townhouses another 15.6%. The name itself is fairly new: it describes the suburb's position west of Leederville, and Landgate notes it was only officially adopted in 1998.
In a strata building, start with the strata company. WA's default by-law on the appearance of a lot requires its written consent before you keep anything visible from outside the lot that is not in keeping with the building, and a structural alteration can be refused on that same ground. Where running new wiring through an apartment is awkward, Ozroll's low voltage battery drive system does not rely on mains power and makes for a more efficient installation. For balconies and courtyards we also make cafe blinds and Ziptrak blinds.
Houses take residential roller shutters on whichever windows and doors you choose, run from a wall switch, a remote or your phone. The nearest finished job is in Floreat, 3.9 km away: two motorised Slidetrack blinds with a Basalt frame.

Living beside the freeway and three rail lines
The Mitchell Freeway runs through West Leederville, and so do Cambridge Street, Lake Monger Drive, Southport Street, Loftus Street and Leederville Parade. The Yanchep, Fremantle and Airport lines pass through as well. If a bedroom faces one of these routes, point it out when we measure so the quote covers the right windows.

The conservation precinct and heritage list in West Leederville
West Leederville is in the Town of Cambridge, and the Town's Holyrood Street conservation precinct is in this suburb. The Town's policy for the precinct is direct: all development in the Holyrood Street conservation precinct requires development approval. If your home is in the precinct, plan on an application before any shutter goes up.
Outside the precinct, the state exemption covers works to a single house only if the R-Codes apply, the works are deemed-to-comply and the place is not heritage protected. Places on the Town's Heritage List need planning approval for demolition and most development works. The Town also notes that a building permit is required in most cases, even where development approval is not.
Strata owners need the strata company's approval as well, and Landgate points out that it comes in addition to any development and building approvals.
