What the police count shows for Nedlands
Nedlands had 38 burglaries in 2025. Per 1,000 residents that is 3.6, a touch under the metropolitan Perth rate of 4.0.
Over five years the direction is down. The count was 54 in 2021, so 2025 came in 29.6% lower, and the 2017 figure of 101 was well over double the 2025 count. The most recent step was down as well: 61 in 2024, then 38.
Car crime moved the same way. Motor vehicle thefts went from 20 in 2021 to 2 in 2025.
A rate below the metro figure is still not zero. A roller shutter puts a physical barrier on windows and doors, and when it is closed it makes forced entry slower and noisier. That is the honest case for one, and it sits alongside locks and lighting rather than replacing them.

Automating Nedlands shutters for time away
21% of Nedlands residents are 65 or older, compared with 15.8% across Greater Perth. Mining employs 6.8% of working residents, close to the Greater Perth share of 6.6%. The census has no fly-in fly-out question, so that share is a proxy at best.
When a house will sit empty for a few weeks, motorised shutters take the routine off your hands. Schedule them to open and close automatically at specific times so the house keeps a daily rhythm, and with a WiFi hub you can control them from your phone wherever you are. Separately, WA Police holiday advice suggests timers for lights and electronics.
It also pays to know what your motor does if the power drops while you are gone. Ozroll's battery drive runs on its own low voltage supply and keeps working in a power failure, while Somfy's CSI motors have a manual override for when mains power is out.

Nedlands houses, townhouses and the right shutter
In the 2021 Census, 75.2% of occupied dwellings in Nedlands were separate houses, a little below 77.8% across Greater Perth. Another 15.7% were semi-detached, terrace or townhouses, and 9.1% were flats. Landgate says development of the area mainly occurred between 1910 and 1920. The name comes from Ned's Land, the 1854 estate Colonel John Bruce intended for his son Edward.
On a house, residential roller shutters can go on bedrooms and large sliding doors. The slats are Ozroll aluminium, cut to size in our Wangara factory. If your townhouse or unit belongs to a strata scheme, the default by-laws require the strata company's written consent for anything visible from outside the lot that is not in keeping with the building, and an owner must give 14 days' written notice before altering the structure of a lot.
Out the back, Slidetrack and Ziptrak blinds can close in an alfresco. Our nearest example is 4.7 km away in Floreat: we installed two motorised Slidetrack blinds there, in a Basalt frame with 99% Basalt Vistaweave mesh (Floreat Slidetrack project).

Close to the Swan River in Nedlands
Part of the Nedlands boundary lies within 60 m of the Swan River, in the Swan Canning Riverpark. If your alfresco or deck faces the water, ask about sun and wind sensors for motorised outdoor blinds, which adjust them automatically to changing weather. Ziptrak's own advice is to supervise motorised track-guided blinds while they move, because strong wind on the fabric can hamper smooth travel in the side tracks.

City of Nedlands heritage listings and your shutters
Most of Nedlands is in the City of Nedlands, with a small part in the City of Perth. For a single house, state planning rules exempt alterations such as shutters from development approval when the R-Codes apply, the work meets the deemed-to-comply provisions and the place is not heritage protected.
Heritage is the condition to check here. The City of Nedlands says inclusion on its Heritage List has implications for developing a property over and above the requirements of the local planning framework, and the list includes places in Nedlands. A heritage survey and review of the list is under way in 2026, with Council consideration expected late in the year, so listings may change.
Townhouse and unit owners in a strata scheme also need the strata company's approval, which Landgate notes is in addition to any council approval. If you hold a Seniors Card, the WA Seniors Card Safety and Security Rebate lists security window screens or window shutters as eligible items, up to $400 per household.

Questions about roller shutters in Nedlands
Is burglary in Nedlands going down?
Yes. There were 54 burglaries in 2021 and 38 in 2025, and 101 back in 2017. The 2025 rate of 3.6 per 1,000 residents is just under the metropolitan rate of 4.0.
Does the City of Nedlands Heritage List affect shutters?
It can. The City says being on the list has implications for development beyond the usual planning framework, and the state exemption for single houses does not cover heritage protected places. The list is under review in 2026.
Do Nedlands townhouses need strata approval for shutters?
Usually. 15.7% of Nedlands dwellings are semi-detached, terrace or townhouses and 9.1% are flats. Under the default by-laws, anything visible from outside the lot that is not in keeping with the building needs the strata company's written consent.
What happens to motorised shutters in a power cut?
It depends on the motor. Ozroll's battery drive does not rely on mains power, so it still operates in a power failure, and Somfy CSI motors have a manual override.
