Booragoon break ins down by three quarters on 2017
Start with the long view. WA Police recorded 83 burglaries in Booragoon in 2017 and 20 in 2025, a drop of about three quarters. The five year trend is falling as well: 52 in 2021, 34 in 2024, then 20.
With 5,684 residents at the 2021 Census, 20 burglaries is a rate of 3.5 per 1,000, below the metro rate of 4.0. The count takes in homes and businesses alike, and commercial or industrial land makes up 18.8% of the suburb.
For the house itself, a roller shutter adds something a lock on its own does not: a physical barrier on windows and doors. With the shutter down, forced entry becomes slower and noisier.

Before you lock up a Booragoon home and go
Long trips call for a short checklist. WA Police holiday advice is to set your alarm system when you leave, set timers for lights and electronics, and leave spare keys with someone you trust. Shutters fit in beside those steps. Lower them all from one remote, then use a WiFi hub to operate them from your phone. Automatic scheduling can raise them in the morning and close them in the evening, so the house does not sit shut for a fortnight.

Booragoon townhouses, strata lots and freestanding houses
Booragoon's housing is mostly separate houses (68.0%), with a large share of semi-detached homes, terraces and townhouses at 27.8%. Flats are only 3.8%. The suburb name, chosen by the Melville Road Board in the early 1950s, is the Aboriginal name for the lower reaches of the Canning River.
With more than a quarter of homes attached, strata is worth checking. WA's default strata by-laws need the strata company's written consent for anything visible from outside a lot that is not in keeping with the rest of the building, plus 14 days' written notice before the structure of a lot is altered. Bring your by-laws to the measure if you have them.

Melville planning rules that touch Booragoon shopfronts and homes
Homes first. The state's planning regulations exempt works to a single house from development approval when the R-Codes apply, the works meet the deemed-to-comply provisions, and the house is not heritage protected. The City of Melville's LPP 1.17 says residential development meeting the deemed-to-comply provisions needs no planning approval unless heritage considerations affect the site, and properties on the City's local heritage list need approval for all development.
Business owners face firmer rules. The City's Non-Residential Development policy, LPP 2.1, covers all non-residential development. Where security shutters face the public domain they are to be visually permeable: solid security shutters and gates will not be supported, and roller doors are acceptable if they are at least 75% visually permeable. Ground floor windows should stay visually permeable at all times. Tell us it is a shopfront when you book, so the quote reflects those rules.
The WA Seniors Card Safety and Security Rebate lists security window screens or window shutters, up to $400 per household. With 22.3% of residents aged 65 or over, it is worth checking before you order.
