Reading small burglary numbers in Eglinton
Eglinton recorded 22 burglaries in 2025. On the 2021 Census population of 3,705 that is 5.9 per 1,000 residents, about one and a half times the metropolitan Perth rate of 4.0. Read that rate alongside growth: Eglinton is estimated to have grown by 56.0% between 2021 and 2025, yet the rate still divides by the 2021 figure, so it overstates.
The yearly counts are small and uneven. There were 23 burglaries in 2021 and 22 in 2025, an average of 17.4 a year over the five years, and between 2017 and 2025 the total was as low as 5 in one year and as high as 25 in another. Bush fire maps and sea air in Eglinton
80.8% of Eglinton is designated bush fire prone on the state map in effect from 13 December 2025. Building and Energy's retrofit guidance for existing homes says windows should be protected with metal screens or bushfire shutters. Ozroll reports that its roller shutters have been tested by the CSIRO against BAL-29 and BAL-40 standards, while noting that the details of each application still need to be considered for compliance.
The suburb also fronts the ocean, with land within 1 km of the coast, where salt is hard on outdoor metal. The Yanchep Line runs through Eglinton too, worth a mention at the measure if your house sits beside it.

Eglinton approvals under the state exemptions
Eglinton is in the City of Wanneroo. A single house is exempt from development approval for shutter work only if the R-Codes apply, the work meets the deemed-to-comply provisions, and the property is not heritage protected. Eglinton is not a locality on the City's Heritage List 2025, but the City's policy is clear that any site on its Municipal Heritage List or the State Register is not exempt.
Bushfire adds one more condition. On bush fire prone land, the state rules say the exemptions do not apply where approval is required because a site is rated BAL-40 or BAL-FZ, which for a single house means lots totalling 1,100 m2 or more. If your assessment shows either rating, check with the City before you order.
