The Cloverdale burglary picture
In 2025 Cloverdale's burglary rate was 7.3 per 1,000 residents, compared with 4.0 for metropolitan Perth. That rate comes from 65 burglaries recorded by WA Police and the 8,864 people counted at the 2021 Census.
The count is falling. It went from 112 in 2021 to 65 in 2025, a 42% drop, and 2024's total of 116 makes the latest year look better still. Motor vehicle thefts also eased, from 32 in 2021 to 22 in 2025. The first six months of 2026 added 18 burglaries.
No fitting makes a house immune, and shutters are no exception. What they give you is a physical barrier on windows and doors, lowered when you choose, that makes forced entry slower and noisier.
Before a Cloverdale home is left empty
At the 2021 Census, 6.6% of Cloverdale's employed residents worked in mining, the same share as Greater Perth. Mining is only a stand-in for fly-in fly-out work, which the census does not record. Residents aged 65 and over were 13.2%, a little under the 15.8% for Greater Perth, and the median age was 34.
If you are heading off for work or a holiday, WA Police advice is to lock every door and window, garage and shed included, set your alarm, and put lights and electronics on timers. Cloverdale homes and the strata question
Landgate notes 'Cloverdale Estate', a subdivision in the area advertised for sale in 1906, and says the name was officially recognised for the suburb in 1954. Separate houses now make up 73.9% of occupied dwellings, semi-detached homes, terraces and townhouses 19.7%, and flats 5.8%.

WA's default by-laws require the strata company's written consent for anything visible from outside the lot that is out of keeping with the building. The centre of Cloverdale is about 3.5 km from the nearest Perth Airport terminal, and a sizeable part of the suburb lies inside the airport's noise forecast. On the ANEF map for the airport's ultimate capacity in its 2026 master plan, 29.8% of the suburb is at ANEF 20 or higher, and the highest zone reached is 30-35. Abernethy Road, Leach Highway and Tonkin Highway are the main traffic routes through the area.

Belmont council rules and rebates in Cloverdale
Cloverdale falls within the City of Belmont. Shutters on a single house do not normally need development approval, provided the R-Codes apply to the work, the work satisfies the deemed-to-comply provisions, and the home is not heritage protected. If your property is on the City's Heritage List, a development application has to go to the City before any development.
Residents, owners and businesses in the City can claim part of the cost through its Home and Business Security Incentive Scheme, which pays $200 towards roller shutters, or $250 for seniors. There is one rebate per property each financial year, funding is first come, first served, and the shutters must be installed by a licensed security installer.
