Bayswater burglary figures, businesses included
Half as many burglaries were recorded in Bayswater in 2025 as in 2021: 68, down from 136. In 2017 the figure was 266, so the 2025 count is 74.4% lower than that.
About a quarter of Bayswater's land is commercial or industrial, and the WA Police count includes businesses as well as homes. Measured against the 15,288 residents counted at the census, 2025 works out at 4.5 burglaries per 1,000, a little above the metropolitan rate of 4.0. Motor vehicle thefts fell over the same five years as well, from 45 in 2021 to 31 in 2025.
On a house or a business, a roller shutter does the same job. It is a physical barrier on windows and doors, and it makes forced entry slower and noisier.

When Bayswater homes stand empty
The 2021 Census puts Bayswater close to the Greater Perth averages. Mining employed 6.9% of working residents, against 6.6% for Greater Perth; the census does not record fly-in fly-out rosters, so that is a proxy rather than a count. Residents aged 65 or over made up 16.4%, slightly above the Greater Perth figure of 15.8%.
Whatever takes you away, closing up is quicker with motorised shutters. That sits well with WA Police advice: lock every door and window, set timers for lights and electronics, and keep valuables out of sight from windows.

Most Bayswater homes are houses, but not all. In 2021, 80.1% of occupied homes were separate houses, 16.0% were semi-detached, terrace or townhouses and 3.8% were flats. The City of Bayswater's history notes that after the railway arrived, a minor property boom occurred and subdivision of the original land grants began.
Houses usually start with residential roller shutters on bedrooms and street facing windows. Townhouses and units in a strata scheme need the strata company's written consent for visible changes that are not in keeping with the building, and under the Strata Titles Act a structural change can be refused if the result is visible from outside the lot and out of keeping with the development.
With 26.4% of the suburb's land commercial or industrial, businesses are part of the picture too, and commercial roller shutters come out of the same Wangara factory. For outdoor living, cafe blinds or Ziptrak and Slidetrack blinds can close in an alfresco, and motorised versions are available.

Bayswater's boundary meets the Swan River. The suburb's name comes from a local property called Bayswater, advertised for sale in 1885 and presumed to be named after the London district.
Transport runs right through it. The Midland Line, the Airport Line and the Ellenbrook Line all cross the suburb, along with Tonkin Highway, Guildford Road and Collier Link.

Character protection rules in Bayswater
Bayswater is in the City of Bayswater. The state planning rules exempt shutters on a single house from development approval if the R-Codes apply, the work is deemed-to-comply and the place is not heritage protected. The City's Development Approval Exemptions Policy, adopted in June 2026, does not apply to places on the City of Bayswater Heritage List, so a listed home needs a conversation with the City first.
The City also has three Character Protection Areas, in Maylands, Mount Lawley and Bayswater. The policy for those areas, adopted in 2015 and reviewed in January 2025, applies to development that needs approval. One clause touches on roller doors, though it concerns carports rather than windows: roller doors, tilt doors and solid gates are not permitted for carports within the street setback area.
Seniors Card holders can claim the WA Seniors Card Safety and Security Rebate, which lists security window screens or window shutters as an eligible item, up to $400 per household.
